Real Estate Sales

The August Report was publish on August 24, 2020 for the real estate sales for the month of July 2020. The data includes the average price per square meter for listings in the Kansai region in one data set. The Kansai region includes Wakayama, Osaka, Nara, Hyogo, Kyoto, and Shiga Prefectures.

Data for Real Estate Sales will not included new construction.

The Data will be broken down into three categories:

  1. Condominium Sales
  2. House Sales
  3. Land Sales

Sub categories will include units sold and the number of new listings to hit the market.

Recap

We can continue to see a trend towards recovery to pre-COVID numbers with the totals sales for condominiums in July 2020 (1,401) compared to July 2019 (1,457) with a minuscule increase in price per square meter in 2020.

Total sales for detached homes in July 2020 (887) compared to July 2019 (984) with a minuscule decrease in average sales price in 2020.

Market Analysis

The supply and demand for condominiums, the ratio to new properties listed to sales was 4.02:1 with the price divergence rate being -5.4%. The total number-to-cases ratio was almost flat due to the decrease in the number of sales and new listings, but the price divergence rate tended to ease as the rate of increase in the price of new listings exceeded the price of new listings.
