The July Report was publish on July 20, 2020 for the real estate sales for the month of June 2020. The data includes the average price per square meter for listings in the Kansai region in one data set. The Kansai region includes Wakayama, Osaka, Nara, Hyogo, Kyoto, and Shiga Prefectures.

Data for Real Estate Sales will not included new construction.

The Data will be broken down into three categories:

  1. Condominium Sales
  2. House Sales
  3. Land Sales

Sub categories will include units sold and the number of new listings to hit the market.

Recap

Are we observing a recovery? It is still a little too early to tell, but consumer confidence seem to be on the rise. Yes, the concerns surrounding Covid-19 are still prevalent with the future being unknown, but the initial shock of the virus seems to be wearing off.

The number of transactions took a leap from the prior month (May) and in some instances took a leap from the prior year (June 2019).


With the number condominium sales increasing from 764 (May) to 1,513 (June). Up from 1,473 (June 2019) to 1,513 (June 2020).

Sales has also increased for single family homes from 681 (May) to 935 (June) and from 890 (June 2019) to 935 (June 2020).

In the recent months, we might be experiencing a second wave from the number of Covid-19 cases. This can be attributed to the increase in the number of daily tests as well as people looking to “normalize” their day to day activities. One other factor might be from the “Go-To” Campaign the Japanese Government rolled out in July.

But we will continue to monitor the market and the affects of Covid-19 here in Japan.
