Real Estate Sales
The April Report was publish on April 20, 2020 for the real estate sales for the month of March 2020. The data includes the average price per square meter for listings in the Kansai region in one data set. The Kansai region includes Wakayama, Osaka, Nara, Hyogo, Kyoto, and Shiga Prefectures.
Data for Real Estate Sales will not included new construction.
Considering real estate moves quite a bit in the spring, the data doesn’t present any drastic changes in the sales compared to year to year.
Granted this data is for the sales in March and the State of Emergency was officially announced on April 7th.
The Data will be broken down into three categories:
- Condominium Sales
- House Sales
- Land Sales
Sub categories will include units sold and the number of new listings on the market.
1.Condominium Sales

March 2020: ¥335,000 per square meter a total of 1,805 units sold
March 2019: ¥337,000 per square meter a total of 1867 units sold

Month-to-month change of -1.9% per square meter (February to March 2020)
New Properties Listed
March 2020: ¥384,000 per square meter a total of 6,127 units listed
March 2019: ¥366,000 per square meter a total of 5,573 units listed
Year-over-year change of 4.8% per square meter
Month-to-month change of 0.4% per square meter (February to March 2020)
Osaka City

March 2020: ¥458,000 per square meter a total of 425 units sold
March 2019: ¥460,000 per square meter a total of 441 units sold
Year-over-year change of -0.5% per square meter
Month-to-month change of -4.1%per square meter (February to March 2020)

March 2020: ¥142,000 per square meter a total of 4,277 lots listed
March 2019: ¥131,000 per square meter a total of 3,870 lots listed

Month-to-month change of 4.0% per square meter (February to March 2020)

March 2019: ¥199,000 per square meter a total of 82 lots sold

We can safely assume the real estate market has yet to be affected in a major way considering the year to year changes and month to month changes did not take a sharp increase or decrease.
Granted the data represented above is from the real estate sales for the month of March.
As mentioned above, the official date for the State of Emergency took place back on April 8th. Since then business had to adapt the way they conduct day to day activity. We would assume the report from next month moving forward will give us a better idea of the market trends to really analyze the Covid-19 effect.
