The May Report was publish on May 19, 2021 for the real estate sales for the month of April 2021. The data includes the average price per square meter for listings in the Kansai region in one data set. The Kansai region includes Wakayama, Osaka, Nara, Hyogo, Kyoto, and Shiga Prefectures.

Data for Real Estate Sales will not included new construction.

The Data will be Broken Down into Three Categories:

  3. Land Sales

Sub categories will include units sold and the number of new listings to hit the market.

Market Analysis

Condominiums

Data compared to April 2020, April 2021 observed an increase all across the board. An increase in total sales, price per square meter, and average price.

As expected, the total number of sales would increase a fare amount considering April 2020 was the initial lock down in Japan. For comparisons sake, the total number of sales in April 2019 was 1,597 units compared to 1,413 units for April 2021.

In Osaka City, Nishi-ku, Abeno-ku, Suminoe-ku, and Higashi Suminoe-ku observed increases in every data point tracked in this report for the month of March. Only Ibaraki City in Northern Osaka Prefecture observed an increase in every data point.

Overall inventory decreased by a total 236 units compared to March, and a decrease of 2,770 units compared to April 2020.
Osaka Prefecture observed a decrease of a total 141 units compared to March, and a decrease of 1,175 units compared to April 2020.

The year over year trend continues, for the eight consecutive month we have observed a decrease in new properties listed. 573 less units were listed as a whole compared to March, and a total of 358 less units in Osaka Prefecture compared to March.

Detached Homes

In April, detached home sales experienced an year over year increase in every category.
Osaka Prefecture observed an increase in total number of sales (353), average sales price (¥21,880,000), and average lot and house size.

For the 13th consecutive month, the Kansai Region has observed a year to year decrease new homes to the market. Osaka Prefecture has observed a year to year decrease in new homes for sale 12months out of the last 13.

Similarly to condominiums, overall inventory decreased by 182 homes (month to month) and a decrease of 2,860 homes (year to year) with percent change in the negative for the 10th consecutive month.
Osaka Prefecture observed a decrease in overall inventory by 36 homes (month to month) and a decrease of 1,053 homes (year to year) with percent change in the negative for the 8th consecutive month.

For Pre-COVID comparisons, the total number of sales for single family homes in April 2019 was 1,097 homes compared to 903 homes in April 2021.
